At Dalrymple Associates we have a dedicated team of surveyors, with extensive experience in the following areas: -
Measured Building Surveys
We undertake accurate measured surveys of existing buildings and prepare plans, sections and elevation of existing buildings.
The level of detail can be adjusted to suit individual requirements with existing mechanical/electrical services installations indicated or more precise structural information.
Defect Analysis
We identify, diagnose and report on specific building defects on all building types with recommendations for repair works.
An accurate diagnosis of defects is essential prior to embarking on remedial action, to avoid abortive expenditure.
Building Condition Surveys
We undertake surveys of residential, commercial and industrial buildings and report on the findings of the condition of the building fabric. This service can be provided prior to purchasing a new property or leasing
a premises where lease covenants require premises to be put in repair.
A comprehensive report is supplied with a photographic record together with a summary of the main findings from the survey.
Dilapidations - Tenant
Where we act for the tenant, we check the schedule served by the landlord against the requirements of the lease and also referring to current legislation and Case Law. We can then either advise of the correct repairs
or negotiate a financial settlement.
Dilapidations - Landlord
Landlords require their buildings to be properly maintained by the tenants. Where this is not done, we are commissioned by the landlord to prepare a Schedule of Dilapidations listing the areas where the tenant has not compiled with the lease.
We check the work and confirm that it is in compliance or negotiate costs so that the landlord can carry out the works.
Insurance Assessment
We undertake assessments of potential claims for both loss adjusters and insured clients to assist in determining whether a valid claim exists on the building insurance policy.
We also administer the remedial works and appoint contractors and oversee the works.
Photographic Record and Schedule of Condition
The preparation of accurate record information prior to commencement of a contract is essential in determining the reinstatement works on existing / neighbouring buildings for which the contractor may be responsible following completion of building works.
